Pakistan's Real Estate File System Is Being Abolished. Here's What Every Property Buyer Needs to Know.

The Government of Pakistan has announced plans to abolish the traditional real estate file system — a move that will fundamentally reshape how DHA and other housing scheme properties are bought and sold across the country.

What is the File System?

A DHA file represents an allocation right granted before physical balloting. Investors buy and sell these files in the open market, often achieving significant capital appreciation as development progresses.

What Does Abolition Mean?

Under the proposed changes, all property transfers must be registered in the computerised land record system. This means physical files as tradeable instruments may no longer be valid without proper digitisation.

How to Protect Your Investment

If you hold DHA files, now is the time to verify your documentation, ensure your file is registered, and consult with a trusted real estate advisor. Saiban Associates is guiding all our clients through this transition.
